- Wynn Las Vegas is renovating its one- and two-bedroom Fairway Villas as part of the iconic hotel’s broader renovation efforts.
- The villas are serviced by personal butlers and include secluded outdoor areas, a nature-inspired color palette, and at least two marble bathrooms with large vanities, soaking bathtubs, and massive closets.
- The Fairway villas provide views of Wynn’s golf course, and some also feature private pools and gyms.
Wynn Las Vegas, one of Sin City’s best hotels according to Travel + Leisure readers, unveiled the first wave of renovated Fairway Villas. A second wave of gorgeous, new-and-improved villas will be completed by the end of 2025.
The 34 residences, tucked near Wynn Golf Club, are spread across three levels and range in size from 2,411 square feet for a one-bedroom to 3,224 square feet for a two-bedroom villa. Guests arrive via a private drive, where they are met by a butler offering their favorite drink, ready to unpack their wardrobe, press their clothes, and remain on hand 24 hours a day throughout their stay. The butlers provide highly personalized service, offering to fetch anything guests may need, from meals at any of the resort’s 20-plus restaurants to any other request, such as a last-minute reservation at the celebrity-favored lounge and fine-dining restaurant Delilah.
Todd Avery Lenahan, Wynn’s design and development president and chief creative officer, said that the renovation of the Fairway Villas was driven by customer input, particularly from high-end and business guests. “It’s about making the space functional for our most discerning clientele while ensuring it feels like an oasis,” Lenahan told T+L.
One notable shift is the design’s emphasis on openness and light. “The bathrooms, for instance, have been transformed with improved lighting, retail-style closets, and larger vanities,” Lenahan explained. Each master bedroom suite has two separate bathrooms—one features a jetted tub and hand-painted chests, while the other includes a steam shower. Throughout the redesigned spaces, a nature-inspired color palette creates a serene and tranquil atmosphere.
For Lenahan, the fairway views from each villa are one of the most cinematic elements of the design. “The history of the property is something we’re incredibly proud of,” Lenahan said, referencing vintage black-and-white photographs of the Desert Inn golf course from the 1940s. He also pointed to the eye-catching multimillion-year-old crystals outside each villa entryway, handpicked for their high glam and prehistoric allure. The newly refreshed spaces are not only luxurious but functional as well—what was once a rarely used massage room has been transformed into a private gym. Certain villas also offer private pools.

In addition to the luxurious accommodations, a stay here includes a welcome gift, a $200 daily breakfast credit, early check-in and late check-out based on availability, transportation to and from the airport, access to the spa wet area, and VIP access throughout the resort. Each villa also includes a full wet bar with bone china and a table set for eight.
According to Lenahan, the renovation of the Fairway Villas aligns with Wynn’s broader renovation efforts, which have already included the reimagining of the Wynn Tower in 2022 and the villas on the spa level last year.
The average nightly rate for a one-bedroom Fairway villa is $4,633 and $6,326 for a two bedroom.
